Should I clean my roof before it’s resprayed or sealed?

Answered by Luke at Westside Roof Cleaning & Soft Wash, with more than 12 years on Perth roofs.

Yes, a roof needs to be properly cleaned before any respray, paint or sealer goes on. Coatings won’t bond to moss, lichen, mould or chalky residue, so a thorough clean and treatment beforehand is what makes the new coating last.

Why the clean matters

Any roof coating is only as good as the surface underneath. If growth is left in the pores of the tile, it can keep growing under the new coating and cause it to lift or blister.

What the clean should cover

  • Removing all moss, lichen and mould, including the roots in the tile pores.
  • Removing loose dirt, dust and chalky residue.
  • Clearing gutters and valleys so debris doesn’t wash back onto the roof.
  • Allowing the roof to dry fully before coating.

Do I need to coat my roof at all?

Not always. Many roofs look great with just a clean and a prevention treatment. A respray is mostly about changing colour or restoring very weathered tiles. Luke will give you an honest view when he quotes.
