Should I seal or paint my roof after it’s cleaned?
Answered by Luke at Westside Roof Cleaning & Soft Wash, with more than 12 years on Perth roofs.
Usually you don’t need to. For most roofs, a clean followed by a moss and lichen prevention treatment gives a great result. Sealing or painting tiles is mainly worth it if they’re badly weathered or you want to change the colour, and it must be done on a properly cleaned roof.
What each option does
- Clean only: removes growth and dirt and restores the original look.
- Clean and prevention treatment: keeps growth away for longer. This is the best value for most homes.
- Clean then seal or paint: adds a new coating. Useful for very worn tiles or a colour change.
Our honest advice
Don’t pay for a coating your roof doesn’t need. If the tiles are sound, a clean and prevention treatment is usually the smart choice. If you do want a respray, we’ll prepare the roof properly beforehand.
